Abstract


One of the most important parameter categories that allegedly shapes the land value is location characteristics. Although Space Syntax theory is an analytical tool used for the description of the relationships developed between space and its social aspects, Space Syntax accessibility measures (integration and choice) have not yet gained attention in real estate research. Moreover, in recent years there has been a clear orientation in the interpretation of land values using spatial statistics. The methodology applied herein attempts to explore local correlations between land values and spatial accessibility measures based on the combination of LISA indicators and Space Syntax theory. Xanthi, a medium sized city in northern Greece, is chosen for the application of the model and the visualization of the results, indicating statistically significant correlations between the variables along with spatially varying relationship patterns.
